Solid vs Engineered vs Hybrid vs Laminate — Which One's Right?

Solid Timber

The simplest and most affordable option, generally $40–$70 per square metre. Best for workshops and storage areas where a uniform colour is all you need.

Engineered Timber

A real timber wear layer over a plywood base, which makes it more stable across temperature and humidity changes than solid timber. It works as a floating floor over concrete, which is why it’s the common choice in strata apartments where solid timber isn’t an option.

Hybrid Flooring

A rigid core with a printed timber look on top, built to handle moisture better than timber or laminate. Suited to kitchens, bathrooms and busier households where solid or engineered floors would need more care.

Laminate

The most budget-friendly option — a printed image layer over a fibreboard core. Good for rentals and lower-traffic rooms, though it won’t hold up the same way in wet areas or under heavy furniture.

What's the timber floor installation cost in Sydney for an average room?

It depends on the floor type and subfloor condition. A floating hybrid or laminate floor over a level subfloor is the cheapest and quickest. Solid timber, direct-stick installs, or a subfloor needing repairs all cost more. We’ll give you an exact number, not a vague range, once we’ve seen the job.

Can I install solid timber in an apartment?

Usually not directly onto a concrete slab — solid timber needs a plywood or batten subfloor. Most apartments and units on concrete are better suited to engineered or hybrid flooring, which can float over the slab.

How long does installation actually take?

A floating floor in an average room is usually done in a day. Solid timber, larger areas, or subfloor repairs add time — we’ll give you a timeframe upfront once we’ve measured the job.

Do I need to move furniture out first?

Light furniture, we’ll move it. Just tell us what’s in the room when you book so we’re not turning up with the wrong plan.

Will the floor need sanding after installation?

Pre-finished products — engineered, hybrid, laminate — don’t need it; they’re ready to walk on once installed. Solid timber can go down pre-finished or be sanded and coated on-site, depending on the look you’re after.

Is engineered or hybrid flooring suitable for kitchens?

Hybrid handles moisture better than most engineered products, which makes it the safer pick for kitchens. Some engineered floors are fine too — it depends on the specific product’s core and finish, which we’ll walk you through.

What subfloor prep is actually involved?

Checking the subfloor’s level and moisture content, and fixing anything that’s out before the new floor goes down. Skipping this step is where most installation problems start.

Do you remove the old flooring as well?

Yes — carpet, vinyl, tiles or old timber, we can strip it out as part of the same job.
