The epoxy flooring Sydney homeowners and businesses actually stay happy with isn’t the cheapest quote they got — it’s the one still flat, glossy and crack-free five years later. The difference almost never comes down to the coating itself; it comes down to what happens to the concrete before that coating goes on.
At Exclusive Floor Coverings, we install epoxy flooring across Sydney garages, kitchens, warehouses and showrooms, with the concrete prep done properly so the floor actually lasts as long as it’s supposed to.
Epoxy flooring is a resin coating system, made by combining an epoxy resin with a hardener. Once mixed, a chemical reaction starts, and as it cures, it bonds directly to the concrete underneath and forms a hard, glass-like surface. Unlike tiles or vinyl, there are no joints or grout lines for dirt, oil or moisture to sit in — the whole floor is one continuous surface. That’s why it’s become the standard choice for garages, workshops, commercial kitchens and warehouse floors across Sydney: it’s tough, it’s easy to clean, and it holds up to Sydney’s humid summers far better than bare or painted concrete.

For most homeowners, garage epoxy flooring is the entry point — and it’s usually less about looks and more about finally being able to park, work and store things on a floor that doesn’t stain, dust or crack underfoot.
A flake system is the most requested finish for garages specifically, because the flecked pattern hides tyre marks, minor scuffs and everyday grime far better than a flat colour does. It also holds up to hot tyres, dropped tools and parked vehicles without the peeling that a poorly-prepped DIY job is prone to.
Need a heavier-duty, high-build system that can take constant forklift traffic and impact without wearing through.
Need a hygienic, seamless surface with anti-slip additives built in, since grout lines and rough concrete are both a food-safety and a slip risk.
Usually go with flake or metallic finishes, since the floor is part of how the space presents to customers.
Need oil and chemical resistance more than decoration, which usually means a solid or high-build system rather than a decorative one.
We assess the specific use case before recommending a system — a warehouse floor and a showroom floor are solving completely different problems, even though both are technically “epoxy.”
Epoxy flake flooring is created by broadcasting decorative flakes into the wet base coat before it’s sealed with a topcoat. The result is a textured, multi-coloured finish rather than a flat single colour. Flake is popular specifically because it’s forgiving — dust, light scratches and minor stains don’t stand out against a flecked pattern the way they would on plain epoxy. It’s the most common choice for residential garages and is increasingly used in retail and showroom spaces where a bit of visual interest matters.
Epoxy flooring cost in Sydney depends almost entirely on which system you’re installing and what the existing concrete needs before that system goes on:
Solid / Plain Epoxy
The simplest and most affordable option, generally $40–$70 per square metre. Best for workshops and storage areas where a uniform colour is all you need.
Flake Epoxy
Typically $70–$120 per square metre, reflecting the extra material and labour involved in broadcasting and sealing the flake layer.
Metallic Epoxy
Usually $120–$220 per square metre, the highest of the standard finishes because of the specialised pigments and skill required.
Commercial Kitchen / Food-Safe Systems
Generally $80–$130 per square metre, factoring in anti-slip additives and hygiene-grade sealing.
Industrial High-Build Systems
Often $100–$200+ per square metre, priced according to thickness and the site’s specific chemical or traffic demands.
Three things push any of these quotes higher: concrete that needs grinding to remove an old coating first, cracks or moisture that need repairing before anything goes down, and difficult site access that slows down getting equipment in. A large, easy-access warehouse floor will often come in cheaper per square metre than a small, awkward garage — mobilising the truck and gear costs roughly the same either way.
Almost every epoxy floor that fails does so for the same reason, and it’s rarely the resin’s fault. If the concrete is only acid-etched or given a light hand-grind instead of proper mechanical diamond grinding, the surface still has oil, dust and a shallow profile that the coating can’t properly key into. The floor might look fine on installation day and start lifting or peeling within months — often triggered by “hot tyre pick-up,” where a warm tyre softens the coating enough to pull it away from a poorly bonded slab.
We diamond-grind every floor before coating, and we use 100% solids epoxy resin rather than thinned or water-based alternatives, which cure thicker and bond harder to the concrete. It takes longer and costs more in materials than a shortcut job, but it’s the difference between a floor that needs redoing in three years and one that’s still performing in fifteen.
Hardware-store epoxy kits are tempting because they look like a weekend project, but there are a few things they can’t really replicate. Most DIY kits use a thinner, water-based epoxy that simply doesn’t build the same protective thickness as a professional 100% solids system. They also don’t come with diamond grinding equipment, so the surface prep usually amounts to cleaning and a light sand — which is exactly the shortcut that leads to peeling later. And because there’s no workmanship warranty behind a DIY job, any failure is a redo at your own cost and effort, not ours. Professional installation costs more upfront, but it’s a floor you install once rather than one you’re likely to be doing again in a year or two.

This is our second time hiring Mr. Jamal—the first was over two years ago for an old house of ours. This time, we brought him in for our new double-story duplex. The quality and attention to detail in his work are impressive. It did take a bit longer than anticipated, but we’re still very satisfied.
