Edges lift, joins show and the pattern drifts across the room. Exclusive Floor Coverings installs carpet tiles for offices, shops, schools and other commercial spaces across Sydney, with the floor prepared properly first.

We check the floor, fix any problems underneath, and lay the tiles straight and tight in the layout you choose. The finished floor looks neat and lasts. If a tile gets damaged later, you replace that one tile, not the whole floor.

Carpet Tile Layout Patterns

How the tiles are laid changes how the floor looks. Here are the common options.

Monolithic
Every tile faces the same way. It gives a plain, even look, and it's the simplest layout.
Brick
The tiles are offset by half a tile in each row, like bricks in a wall. It hides the joins a little.
Ashlar
Similar to brick, but the tiles are turned so the direction changes from tile to tile. It gives a slightly woven look.

Not sure which one to use? Tell us about the space and we’ll suggest a layout. Direction arrows on the back of the tiles matter, so we always check them before we start.

How Carpet Tiles Are Fixed Down

There is more than one way to fix carpet tiles, and the best one depends on the product and the space.

Many commercial jobs use a pressure-sensitive adhesive. It holds the tiles firmly but still lets you lift and replace one later. In very busy areas, some products need a full glue-down. We follow the manufacturer’s instructions for each tile, because using the wrong fixing method can void a warranty.

Site Visit and Measure

We check the size of the area, the layout and any tricky spots like columns, doorways and built-in furniture.

Moisture and Floor Check

We look at the condition of the floor and test for moisture where needed. Damp floors can cause tiles to lift.

Floor Preparation

If old carpet, tiles or glue are still there, we remove them. If the floor has high spots or dips, we use concrete grinding and floor levelling to fix it.

Layout Planning

We work out where to start so the edges look even and the cuts at the walls aren’t too small.

Laying the Tiles

We apply the adhesive and place each tile, checking the direction and keeping the joins tight.

Edges and Transitions

We cut tiles around walls, columns and doorways, and fit strips where the carpet meets another floor.

Cleanup

We take away offcuts and packaging and leave the area clean.

Handover

We check the whole floor with you. We also leave you a few spare tiles so you can swap out damaged ones later.

Installing in an Office That's Still in Use

Many of our clients can’t close for a week, so we plan around that.

We can work after hours or on weekends. We can also do the job in sections, so part of your team can keep working while we do the next area. We’ll talk to you about moving furniture, protecting the areas around us and keeping dust down.

How Long Does It Take?

It depends on a few things:

The size of the area
The layout pattern (some take longer to cut and place)
The state of the floor and how much prep it needs
Access, such as lifts, stairs and parking
How many corners, columns and doorways there are

A small room can often be done in a day. Larger floors take longer. After we see the space, we’ll give you a realistic time and let you know if the job needs to be done in stages.

Replacing Damaged Tiles

Carpet tiles wear at different rates. A tile near the entrance or under a desk chair may need replacing before the rest.

We can swap damaged tiles for you. If you kept spare tiles from your original job, we’ll use those. If not, we’ll help you find the closest match.

To keep your floor looking good, vacuum regularly, clean up spills quickly and follow the cleaning instructions for your tile.

Do carpet tiles need glue?

Most do. Many commercial jobs use a pressure-sensitive adhesive that holds well but allows tiles to be replaced later. Some products have their own fixing method, and we follow the manufacturer’s instructions.

Can you install while my office stays open?

Yes, in most cases. We can work after hours, on weekends or in sections. Tell us how your team uses the space and we’ll plan around it.

Can you replace just one damaged tile?

Usually, yes. That’s one of the main benefits of carpet tiles. It helps if you have spare tiles from the original job, which is why we leave some with you.

Do you need to level the floor first?

Sometimes. Tiles show bumps and dips, and a rough floor can affect how they sit. We check the floor at the start and tell you if grinding or levelling is needed.

How many extra tiles should I order?

We usually suggest a few spare tiles beyond what the job needs, so you have matching ones for later repairs. We’ll tell you how many to keep once we’ve measured your space.
