Got a concrete floor that’s seen better days? Before you write it off as a full replacement job, it’s worth getting it ground back instead. Exclusive Floor Coverings provides professional concrete grinding across Sydney — smoothing out uneven patches, stripping old glue and coatings, and levelling floors that need to handle everything from bare feet to forklifts.
We’ve ground back garage floors buried under old tile adhesive, levelled warehouse slabs so pallet jacks stop catching on the seams, and taken trip hazards off footpaths and driveways before someone gets hurt on them. Whatever’s wrong with your concrete, grinding can probably fix it — without the demolition bill.
Concrete grinding is a mechanical surface preparation process — diamond-tipped equipment grinds off the top layer of the slab, taking imperfections, old coatings and rough patches with it. It’s usually the first thing that has to happen before anything else goes on that floor: a seal, a coating, tiles, vinyl, timber, or a full concrete polishing job. It’s also how we handle trip hazard grinding and concrete levelling on their own, without anything going down afterwards.
We treat concrete grinding the same way we treat every other subfloor preparation job — it’s not a standalone task we rush through, it’s the groundwork that decides whether the finished floor actually holds up. Get the grind wrong and everything laid on top of it inherits the problem.

We start by getting eyes on the slab — cracks, moisture, old coatings, how uneven it really is. From there we pick the right grinding sequence for the job, working through progressively finer passes to strip off glue, paint or old epoxy and bring the surface level. Anywhere there’s a lip or a trip hazard, we grind it back to something safe to walk on, and we patch or fill cracks before the final pass. Once the concrete is smooth and level, we either apply a sealer for a grind and seal finish, hand it over ready for new flooring, or move straight into concrete polishing, depending on what the space needs. Dust extraction runs the whole time, so you’re not left cleaning up after us.
The job changes a bit depending on where we’re working. For residential concrete grinding, we’re usually working on a garage or patio slab to get it ready for new flooring, or grinding and sealing it to leave as the finished surface itself. For commercial concrete grinding — offices, retail spaces and strata buildings — it’s more often stripping old adhesive or coatings before a fit-out, or grinding back for a clean, polished look. In industrial and warehouse concrete grinding, it’s usually bigger: levelling floors so forklifts and pallet jacks run smoothly, trip hazard grinding along walkways, and prepping the slab for a protective coating. The process underneath is the same everywhere — assess it, grind it, level it, finish it — but the equipment, scheduling and finish requirements change with the setting.
Ripping out and repouring a slab means demolition, disposal, a new pour, and days — sometimes weeks — of curing time before the space is usable again, plus the cost that comes with all of it. Concrete grinding handles most of what people assume needs a full replacement: uneven patches, old coatings, trip hazards, cosmetic damage. Same result, a fraction of the time, none of the structural work.
Replacement really only makes sense when the slab itself has actually failed — deep structural cracking, subsidence, damaged reinforcement. Outside of that, concrete grinding followed by a seal, coating or new flooring gets you there for less money and a lot less disruption. We’ll tell you straight which one your floor actually needs.
We’re upfront about how we work every time: come out, assess the slab, grind it with dust control running, then put down whatever finish the space actually needs.
Concrete grinding kicks up fine dust that contains respirable crystalline silica — a substance with its own national workplace exposure limit in Australia. Safe Work Australia sets that limit at 0.05 mg/m³ as an eight-hour time-weighted average, and dry grinding without extraction can push dust levels well past that if nobody’s managing it.
We run dustless concrete grinding equipment on every job, in line with those exposure standards — for our crew, for you, and for whoever else is in the building. If a job needs extra precautions — containment, staged work around people still using the space — we plan for that before we start, not halfway through.

This is our second time hiring Mr. Jamal—the first was over two years ago for an old house of ours. This time, we brought him in for our new double-story duplex. The quality and attention to detail in his work are impressive. It did take a bit longer than anticipated, but we’re still very satisfied.
